In certain circumstances, where the matter is unexpectedly complex, the above fees may not apply. For example:
- if legal title is defective or part of the property is unregistered
- if you discover building regulations or planning permission has not been obtained
- if crucial documents previously requested have not been provided
- if there is more than one mortgage involved
Disbursements are costs related to third party services which we pay on your behalf. We have included all anticipated disbursements in the above prices.
- These estimates are provided on the basis of a registered transaction where no undue difficulties are encountered, for unregistered properties there will be an additional £150 plus VAT
- The ID/AML checks fee is £10 plus VAT per person, the estimate provided above is calculated on the basis of two people being involved in the transaction.
- If the property is leasehold there will be an additional fee of £150.00 plus VAT
- If the property is leasehold there will also be an additional disbursement for notice fees payable to the Landlord. The cost of the fees varies as they are provided for in the Lease
- Searches, please note that the figures in the above estimates are based on regulatory searches, some lenders may require official searches, if that is the case, this will increase the estimate for search fees provided above.
- If you are entering into a Help to Buy ISA scheme there will be an additional fee of £50.00 plus VAT for each scheme
- Shared equity fees may also apply
- For transactions involving a first registration, new build transaction, lease extension or transfer of part the land registration fee stated will be higher, we will inform you of this upon instruction.
- Please note if you are taking out a mortgage and your mortgage lender uses the LMS Service/ULS Service to issue documents to us, there will be a transaction fee payable by you of up to £35.00 plus VAT and we will itemise this on the completion statement where relevant.

OUR PROCESS
PURCHASES AND SALES
Stage 1
Taking Instructions
At this stage your solicitor will establish contact with everyone involved. We collect all the relevant documents and information to get the process started.
Stage 2
Pre-Contract
This is where your solicitor does their due diligence. We perform searches on the property and surrounding area as well as reviewing the deeds and related paperwork to make sure you know exactly what you’re getting into. If we discover anything out of the ordinary, we’ll discuss it with you and work out how to move forward. When you’re selling a property with us we respond to the new buyer’s queries and their solicitors perform the searches.
Based on the findings of this stage we write up a contract to confirm the terms of the property transfer. Once everyone agrees on the content of this contract we’ll invite you to sign it and transfer your deposit to us if you’re making a purchase.
Stage 3
Exchanging Contracts
At the point where contracts are exchanged the transfer of property becomes binding. We will transfer your deposit if you’re making a purchase and agree a ‘completion date’ which is when we will transfer ownership.
Stage 4
Completion
This is the day that the transfer is completed. Solicitors will confirm the transfer of funds due, and the keys are released from your estate agents – congratulations on your new home!
Stage 5
Post Completion
Following completion your solicitor will set about arranging the payment of any tax due, and the registration of the transfer of property with the Land Registry.
MORTAGES and REMORTGAGES
Stage 1
Reviewing the Mortgage
When it comes to mortgages your solicitor is required to review the offer as well as the other property documents (e.g. deeds). We’ll check over your mortgage offer and make sure all the conditions are met. We may have to carry out some searches on the property at this point too to satisfy your mortgage lender.
Stage 2
Arranging Completion
Once your lender and you are content with the offer and that conditions are being met you sign the Mortgage Deeds. Your solicitor then gets an up-to-date settlement figure for your existing mortgage and we set a date to transfer all of the funds.
Stage 3
Completion
On the day the funds are transferred to us from your new lender we will settle any existing mortgages and we transfer any left over money to you. Finally, we register your new mortgage at the Land Registry.
